It depends on the area, the state of the subfloor, and whether an old floor has to come up first. Send us the rooms and a rough area and we will put a number on it with the quote, rather than give you a range that turns out not to apply to your job.

Usually not. The rooms being worked on need to be empty and stay off limits while adhesive or finish cures, so most people move between rooms rather than out of the house. Sanding and polishing is dustier and louder than a fresh install, so if that matters for your household, say so and we will talk through timing.

Engineered has a timber wear layer over a plywood core, so it moves far less with humidity. Solid can be sanded back more times over its life. Which one suits depends on the subfloor, the room, and how long you plan to keep the floor.

Often, yes. Bring us an offcut or a sample and we will tell you honestly how close we can get. Timber ages and darkens, so an exact match to a floor that has been down for years is rarely possible. The real question is whether the difference will read as a repair or as a deliberate change.

Never a steam mop, because heat and moisture together lift finishes and swell boards. Sweep or vacuum with a soft head, damp mop sparingly with a cleaner made for timber floors, and put felt under anything that gets dragged. We will tell you the specific product for the finish on your floor when we hand over.
